The land is located in zone R-9, which allows the construction of a single-family home of 1 or 2 stories. An office or service integrated into the residence is also permitted, subject to the conditions outlined in zoning bylaw #560.

PIIA: The property is subject to Regulation 615 (PIIA) on Site Planning and Architectural Integration, Boisé du Ruisseau sector.

Tree Planting: On the land, a minimum of 3 trees must be planted, including at least 1 tree in the front yard (Article 14.7 of Zoning Bylaw #560).

Landscaping: The non-built-up area of a lot occupied by a building must be wooded, turfed, or landscaped to prevent bare soil, within 24 months from the date of issuing the first construction permit. The first 60 cm of the land, measured from the limit of the street right-of-way, cannot be raised to a level higher than the finished ground level adjacent to the interior of the right-of-way. This strip must remain free of any fence, fence wall, hedge, tree, sign, or other construction or arrangement (Article 6.4 of Zoning Bylaw #560).

The city of Valcourt offers a tax credit of up to $8,000 (Conditions apply, refer to the attached document).

There is a special tax on the lot for infrastructure. The total amount to be paid over 25 years is $61,908.11 plus interest*.

The BUYER must have read and accepted all the conditions mentioned in the SPECIAL CLAUSES of the sales agreement 28 114 926, as they must be included in the new deed of sale.

The BUYER must also adhere to all specific urban planning conditions mentioned in Appendix A and sign a copy.
